Responsible for investigating ownership of land by examining internal documents, public records and tax records. Secures use of land for construction of company transmission and distribution facilities by negotiating agreements with property owners to purchase or use land. Works directly with internal and external customers to coordinate their schedules with company projects.
Obtains deeds, easements and assignments necessary for land needed for pipelines and other construction projects.
Searches and examines the county, city, village and abstract company records for the history and current ownership of said properties.
Conducts negotiations with landowners and authorized agents to secure deeds, easements, permits, agreements, right of way or settlement of damage claims due to company construction.
Prepares, submits and coordinates the acquisition of permits issued by state, county and local agencies with transmission, storage and distribution operations, and other company operations teams as applicable.
Responds to and resolves customer inquiries and complaints.
Prepares and processes documents for secured right-of-way.
Works with engineers, designers, construction and technical coordinators to ensure that right-of-way acquisition is completed within budget and schedule.
Represents the company effectively in daily contacts with state, county and local agencies, engineering firms, and other utilities
Researches local real estate records to determine fair market value.
Assists and/or leads other land representatives in carrying out assignments and provides guidance to other co-workers with less experience.
Leads complex projects or project steps within a broader project or has accountability for ongoing activities or objectives.
High school diploma and 7 years of customer contact experience in the areas of obtaining right-of-way, lease or property permits, buying and selling real estate properties, and conflict resolution.
State Notary Commission
Bachelor's degree in Petroleum Land Management or equivalent
Real Estate License and/or Appraisal License
Successful candidate must reside within the service area in which he or she supports for this position (Metro Detroit Area)
Ability and experience in successfully providing direction to other land representatives and/or surveyors to carry out large projects to obtain and secure easements, permits and any other project-based requirements.
Knowledge of the legal requirements of property procurement deeds, easements, ownership, property splits, environmental laws, etc., and mineral acquisition, oil and gas leases, storage deeds, etc.
Public relations skills in exchanging, negotiating and resolving issues, concerns and problems with internal and external customers
Ability to communicate effectively both orally and in writing with people at all levels both within and outside the company and develop recommendations and implement solutions
A valid Michigan driver's license with insurable driving record, provide a suitable automobile for use on company business, and meet the company's driving standards
Ability and willingness to travel throughout the State of Michigan, including overnight trips, as needed
